Market Update

The Big Island's real estate market in February 2024 witnessed a continuation of the seller's market trend with some interesting shifts. Median sale prices climbed compared to February 2023. Single-family homes saw an 11.2% increase to $500,500, while condos experienced a more significant jump of 20.5% to $667,500. Overall sales activity presented a mixed picture. Single-family home sales surged by 26.7% year-over-year, indicating strong demand. Conversely, condo sales dipped by 12.5%, suggesting a potential cooling in that segment. The market remained competitive, reflected in the decrease in median days on the market for both homes (down 37% to 26 days) and condos (down 15% to 11 days).
